Tenants

Your home, our responsibility.

We believe that good property management starts with good tenant relationships. This page outlines how to reach us, what to expect from maintenance, and how to make your tenancy smooth.

Maintenance requests

For non-emergency repairs, email steven@tsvenproperties.us with your address, a description of the issue, and photos if possible. We acknowledge requests within four business hours and dispatch a vendor within forty-eight hours for most issues.

Emergencies: For burst pipes, gas leaks, no heat in winter, or security issues, call the emergency line provided in your lease packet. This line is staffed 24/7.

Paying rent

Rent is due on the first of each month. We offer online payment through the tenant portal, which is the fastest and most reliable method. Mailed checks are accepted but must arrive by the first to avoid late fees.

Lease questions

Common questions about lease terms, renewal options, and move-out procedures are answered in your welcome packet. For anything not covered, email your property manager directly.

  • Renewals: We contact tenants sixty days before lease expiration to discuss renewal terms.
  • Notice to vacate: California law requires thirty days' notice for month-to-month tenancies and sixty days for leases of one year or more.
  • Security deposits: Returned within twenty-one days of move-out, with an itemized statement of any deductions.

Move-in and move-out

Every tenancy begins with a joint inspection and a signed condition report. Photos are taken of every room. The same process happens at move-out. This protects both you and the owner.
